Permits, Zoning & Building Codes

The City of De Kalb enforces the International Building Code (IBC) to ensure all structures meet safety, fire, and structural standards. All contractors operating within city limits must be registered with the city and possess valid state licenses where required by the TDLR.

Inspections

Inspections must be scheduled 24 hours in advance. Rough-in plumbing and electrical must be inspected prior to covering walls.

Verify your property setbacks, commercial allowances, and specific zoning district (R-1, C-1, etc.) before applying.

Projects That Do NOT Require a Permit

Save time and money. According to current municipal code, you do not need to pull a permit for the following cosmetic or minor residential updates:

  • Painting, papering, tiling, carpeting, or replacing cabinets.
  • Fences under 7 feet in height (unless obstructing corner lot visibility).
  • Prefabricated accessory structures (sheds) under 120 square feet.
  • Replacing residential roof shingles (Note: decking repair does require a permit).
  • Driveway crack sealing and minor flatwork.
